Services
Cash home buying, wholesale & renovation
Every sale starts with a free, no-obligation written cash offer. Here's what each part of our business involves, and what it means for you as a seller.
Cash Home Buying
Selling a house the traditional way usually means repairs, staging, showings, an agent's commission, and a buyer whose financing can still fall through weeks into the process. Selling to D&M Group Enterprises skips all of that. We are the buyer, we pay cash, and we don't need a bank's approval to close.
We buy single-family homes, townhomes, condos, multifamily properties, and land across Montgomery County, Prince George's County, Washington DC, and nearby Maryland. Condition doesn't rule a property out. Outdated kitchens, water damage, a roof at the end of its life, or a house full of a previous owner's belongings are all things we account for in our offer, not things you need to fix first.
After a short call and a walkthrough, we put a written cash offer in front of you, usually within 24 to 48 hours. There's no obligation to accept it. If you do, we close at a local title company on the date you pick.
What to expect
- A written cash offer, usually within 24–48 hours of the walkthrough
- No repairs, cleaning, or showings
- No commissions and no fees from us
- Normal closing costs paid by D&M
- Closing at a local title company, typically within 7–30 days
Wholesale Real Estate
Not every house we put under contract is one we renovate ourselves. A property might be outside the kind of project we take on, or better suited to a buy-and-hold landlord or a builder. Rather than turn the seller away, we may assign our purchase contract to another real estate investor.
For the seller, the agreed price, the as-is condition, and the closing date stay the same. Closing still happens at a title company, and the buyer at the table pays the price in your contract. If we expect to assign a contract rather than close on it ourselves, we'll tell you before you sign.
Wholesaling is part of how we're able to make an offer on more kinds of properties — including land and multifamily buildings — across the areas we serve.
What to expect
- The same written offer and contract terms you agreed to
- As-is purchase with no repairs required
- Closing at a title company on the agreed date
- We tell you up front if we plan to assign the contract
Fix & Flip Renovation
When we buy a house to renovate, the work that would have fallen on you becomes ours: the roof, the systems, the kitchen and baths, the flooring, the paint, and whatever else the property needs to be brought back up to standard.
That's the reason we can buy houses as-is. We price the renovation into our offer up front, so you aren't asked to fix a list of inspection items or offer credits at the last minute. You walk away from the house in its current condition, and the rehab is our project from closing day onward.
Renovating homes in Montgomery County, Prince George's County, and DC also means we see a lot of the same issues come up — older electrical, aging HVAC, water intrusion in basements — and we know how to account for them when we make an offer.
What to expect
- Repairs and renovation priced into the offer up front
- No inspection repair requests or last-minute credits
- Houses bought in any condition, occupied or vacant
